PROJECT DESCRIPTION

Booker T. Anderson Jr. Center Infrastructure Project is located at 960 S 47th St, Richmond, CA 94804. The scope of work includes upgrading the internal finishes of various rooms. The work also includes upgrading the East Mechanical Well HVAC system, lighting for the gymnasium, fire alarm system and installing exterior security camera system.


PROJECT TIMELINE


PROJECT BACKGROUND

Introduction 

  • The BTA Community Center sustained significant fire, water, and smoke damage in November 2020 
  • The primary goal of the project has been to restore and rebuild the damaged areas of the community center using the same materials and finishes as originally constructed. 
  • All reconstruction work has complied with the 2019 California Building Code 

Progress

  • The restoration work has involved a wide range of tasks, such as replacing structural components, roof coverings, floor and ceiling finishes, wall finishes, doors and frames, windows, casework and wood trim, HVAC units, ductwork, plumbing fixtures, electrical fixtures, conduit, and wiring.
  • The bid award process faced a setback in mid-2022 due to a non-responsive contractor, resulting in contract termination and renegotiation. 
  • The City of Richmond experienced staff turnover and the retirement of the design Architect, posing challenges in maintaining project continuity and knowledge 
  •  As part of the project, additional building needs were identified and addressed, such as a deferred fire alarm submittal and additional HVAC needs.

Next Steps 

  • Funding for the additional building needs was approved in December 2023, allowing staff to proceed with programming design and construction for the building upgrades. 
  • The installation of the fire alarm is scheduled to be completed by mid-April 2024, enabling residents to occupy part of the building. 
  • The ventilation system in the eastern part of the building requires design and review, with an estimated completion by summer 2024 and construction anticipated to conclude by Fall 2024
